The cost of every conveyancing transaction is different. Our prices are based on the complexity of each matter, for example, if the title is defective or not registered at the Land Registry then costs may be higher than for a sale or purchase of a registered freehold title with no defects. Leasehold titles involve additional legal work and the price of leasehold conveyancing is, therefore, higher than that of freehold. To give an example, the legal fees in connection with the sale of a freehold house with no unusual provisions or defects in the property or planning titles would, on average, be £1,225 plus VAT. This assumes a sale price of £300,001-500,000. If the title were leasehold the average fee would be £1,750 plus VAT (these figures are for illustrative purposes only). Additional fees are payable to third parties when buying a property. The most expensive of these is Stamp Duty Land Tax. The amount of tax payable is based on the purchase price. Please use the link to the Inland Revenue Stamp Duty Calculator to calculate the Stamp Duty Land Tax payable in respect of your purchase. Land Registry fees are also payable to register the Transfer of the title to you. Again these are based on the purchase price and are listed below:-

When purchasing a property Searches are made. These Searches are made at the Local Authority, the water Company and Groundsure in respect of environmental matters. Each Local Authority and water company charge a different fee. On average the cost of these Searches for a typical transaction is £300. We should point out that some Local Authorities charge substantially more. In addition to the above there will be some small payments to third parties. In a freehold transaction these are unlikely to exceed £100. However, if the property’s title is leasehold these are also payable to Managing Agents and these could total up to £800 although an average would be £350. The legal work in connection with the mortgage or re-mortgage of a property is often more straightforward than in connection with a sale or purchase. No Stamp Duty Land Tax is payable but Search and Land Registry fees are charged. Search fees are identical to those in connection with a purchase but Land Registry fees are lower. To give an example, our fees for legal work in connection with the re-mortgage of a freehold property to secure £350,000 would be approximately £800 + VAT (not inclusive of disbursements). Bethany joined the firm in September 2016 as a Legal Secretary before enrolling with the University of Law in 2018 under their Solicitor Apprenticeship scheme.
During the course of the apprenticeship, Bethany graduated in 2023 with a First Class Degree in Legal Practice and Skills. She then undertook and passed the new Solicitor Qualifying Exams, before qualifying as a Solicitor in the firm’s litigation department in November 2024.

Mark is the firm’s Senior Partner and head of our Commercial Property department. He qualified as a solicitor in 1985, became a Partner in 1988 and became Senior Partner in 2015.
