When you sell a property, amongst the initial correspondence from your solicitor, you will receive forms to complete regarding the property.
The fittings and contents form (TA10) is straightforward to complete as you just need to indicate which items are staying at the property and which are being removed on the day of completion.
The Property Information Form (TA6) and Leasehold Information Form (TA7) can be more daunting to complete as there may be a number of answers you are unsure of. New versions of these have been introduced by the Law Society in 2026 to help make the same easier. Please do read the explanatory notes provided and if you later become aware of any information which would alter any replies you have given, you must inform your solicitor immediately. This is just as important as giving the right answers in the first place.
Once the forms are completed, they will be sent to the buyer’s solicitor. If there are any questions you have been unable to answer or there are any which are unclear, then they can ask further questions regarding the same. If you do not know an answer then you should state “not known” rather than “not aware” as the latter implies that you have undertaken research.
The most important consideration is to be honest, this includes information which you may be reluctant to disclose. Without transparency you could be liable to legal action from the buyer.
